The fund is an actively managed equity fund that mainly invests in equities in Nordic listed companies but can to some extent make investments on the European market. The fund is actively managed and follows no index. Focus is placed on each of the fund’s individual investments and its outlooks. The fund invests in companies in which the fund manager may have a qualified opinion about their prospects and where valuations are considered attractive enough.

The fund is fundamentally similar to a traditional equity fund, but in some respects, the fund has wider investment rules. The fund may invest more than 100 per cent of the fund assets. The fund is for example able to invest 150 percent in real estate shares that the management company is positive about and, at the same time, balance this by reducing its share exposure by, for example, 50 per cent through the sale of stocks that the fund does not own but has borrowed, so-called short selling. The fund may also take long and/or short positions in fixed-income securities.

The fund is expected to invest between 150 and 180 per cent in real estate stocks and take short positions in stocks andor fixed-income securities up to between 50 and 80 percent. However, the net exposure to the equity market is normally between 90 and 100 per cent.

As an Alternative Investment Fund (AIF) the fund managers are able to have a more concentrated portfolio compare to an UCITS fund.  The fund may also invest up to 20 percent of its assets in non listed real estate companies, for example in comapnies that are about to be listed in the near future.

The fund is suitable for those who: 

• Want to invest in real estate companies listed on the Swedish and other Nordic equity markets
• Believe in active management and investments based on a clear understanding of each individual company
• Will invest more than 100 000 SEK (minimum investment)

Lannebo Fastighetsfond Select conducts genuine active management with focus on long-term, profitability and sustainability. The funds managers choose holdings on the basis of a thorough company analysis. The managers assess factors such as the company’s business model, market position, growth opportunities and risks. How a company takes responsibility towards people, environment and society also affect its future growth. Therefore, before making an investment the portfolio managers complete an internal company sustainability analysis. The managers analyse and assess various areas of sustainability and review whether there have been previous sustainability incidents. The managers then rate the company based on the results of the analysis. The internal analysis also includes a rating from an external sustainability service provider. Lannebo’s active management means that our managers develop a deep knowledge of each holding, which we believe is a prerequisite for being able to integrate sustainability into the investment process. We are long-term investors and our task is to invest in companies that will be profitable and deliver to our fund investors a good return over time at a reasonable risk. The managers also meet with company managements regularly to monitor developments and discuss sustainability.

Exclusion
Lannebo Fastighetsfond Select does not invest in companies that violate international conventions or in companies that produce and/or distribute controversial weapons. The fund also refrains from investing in companies in which more than 5 per cent of the company’s turnover comes from the production and/or distribution of tobacco, cannabis, alcohol, weapons, gambling or pornography. The fund also refrains from investing in companies in which more than 5 per cent of the company’s turnover comes from extracting of fossil fuels (coal, oil and gas).
